@Jean Joseph I'm not sure I understand. So landlord is my LLC and when I sign on the bottom I sign my name?

Hello,

I transferred my property from my name to my LLC. When I write a lease with a tenant, is the landlord is my LLC? How do I sign it? with my name? How do I title myself?

Any advice would be greatly appreciated.

Hello,

I’m sorry to hear about your tenant. You can give him 30 days notice to evict the premises since you’re not going to renew his lease. You cannot evict on non pay, but you can evict for termination of the lease or other breach of contact. Many renters take advantage of this. To recover lost of income, you can call your city local affairs and find a program for landlords/tenants that helps people that were affected by Covid. My tenants had stopped paying me rent, so I found a program that paid me the rent. I also gave an official notice to my renter that her lease is not going to renewed. Luckily, since I did my best to help her out and apply for programs,  she left at the end of her lease.

Hello,

I’m trying to file a quit claim deed of a house from my name to my business, which I own Individually.
I use online form. When I type the grantee , my business name, should i write myself as a register agent or an owner?

Also, my current deed does not have a tax parcel number but it has legal description and address. Should I still write tax parcel number and legal description?

I own the company and I am the register agent and my address on title of corporation is a PO box that has an actual address. Should the person signing on behalf of the company be my name, with the PO Box address or my actual resident address?

 Any advice would be greatly appreciated.

He said as long as i don’t intent, and I do not use the money for anything besides purchasing a different investment property,  and it’s in a separate account from my personal account, it’s okay. I don’t have to have intermediate. Is that not true?

Hello,

I have been told by my accountant, I can create a 1031 exchange on my own. Go to a bank, open an account and deposit the amount in my account and buying with it another property. Did anyone do it themselves? Is it legit thing to do? Is the time frame is 45 days or 180 days? Any advise would be greatly appreciated.

Hello,

Does anyone use Zilllow lease? Would you recommend it? Also, should I put my LLC as the owner/landlord on the lease or is it better to write my own name on the lease? Right now it's under my name but in a week I'm going to change the deed to my LLC

the loan was under my name after three months of living in the home,  I rented it out. It was not an issue, so the lender did not require anything just I had to let my home insurance know. However, if I change the name on the deed, I don’t know what will happen with the mortgage. 

Also, does anyone know when I sell if I change it to an LLC will my capital gain tax will be higher?


One more thing, what if I have an umbrella policy that covers the worth of my assets, will that not be sufficient to protect me against liability?
