depending on how big an operation, of which may be hard for you to contirol they could completely ruin your house with mold caused by excess moisture. Along with electrical and  venting modifications. Paint and cleaning could be best case scenario. As Stephen advised no landlord should ever knowingly  let this happen. Be proactive to avoid this.

The best way and cheapest way in my experience to avoid currency exchange is using "Norbert's gambit" through you brokerage account. Google for more info, it's rather simple and let's you achieve near pot rate.

Hello i'm looking for a fulltime real estate agent in Buffalo that is investor friendly.

Please contact me, if you can recommend someone good.

It would be cool if the plus package included a 1 month free pro membership or something. Could be a good way to attract new members and get some current members hooked on the benefits of pro.

Congrats on the book, looking forward to reading it.

Thanks for sharing @Tina C, are you looking to ad more rentals? I'm still in the hunting stage myself. Rent to Own seems like a popular way some investors are making it work in our tough Canadian market.

Welcome @Jerome Turner , There are lots of active members in Buffalo. @Michael Sherwood hosts a bigger pockets meetup, contact him to get an email about the next one.     Also be sure to set up some keyword alerts "buffalo" "wholesaling" ect so you can focus on what interests you.

   Cheers, Joel
