yes indeed, almost is quite right still though I would like to know how exactly he planned to legally get away with this, I mean he has many many buyers by now and one of them was Alfredo until I came in and took that form and showed it to my relatives.

can anyone explain to me how is this possible ? as in how can one make advantage of a plan like that ?

I spoke very seriously with Alfredo and he is dropping out of it because he was in charge of bringing more people to join Joe's proposition.

now Alfredo and me have spoken about instead of investing this way we will go to different states such as Dallas TX actually and buy a townhome and rent it for a year or two, after that either refinance or sell it depending on how the market is doing.

this I think is a much realistic approach.
what do you guys think?

I did as I was told and went in search of new sources to begin with, me and my mentor Alfredo went to see his current agent whose name is Joe Aires working from or for Keller Williams-Beverly Hills Realty.

he is on the 28th floor/us bank tower in LA. quite impressive.

his plan? well get massive number of buyers to buy houses from him not one or two but 6 or 8 and after that he comes back and rents the houses after depositing a 25,000 incentive in your pocket for just renting the house he just sold to you.

8x4 = 200,000

he insisted that he had already made a lot of money out of pure marketing and also out of renting, because the renting and the marketing companies were the same?

well up to now everything is fine right? oh no no no, look at this, all you have to do is let him check your credit and apparently according to the form I sneaked out of there sign a form which will allow them to get a loan under your name? that's what me and my dad read from the form.

because when we were at the tower everything was overwhelming as in I did have the form on my hand but it was hard to read with him talking and shouting how much money he made, then I decided to fold the form and show it to my relatives to see what they thought of it.

in the end he said that all he was selling was a very nice property with a nice rent agreement and a bonus of $25,000 attached to it which really sounded good but when I insisted we needed more paperwork to make up our minds he said that he was not sure whether or not he was going to be able to make it with me.

amazing they knew I manage my parents business and yet they had the tenacity to just hand me a form which would allow them to ask for a loan under my name and still believed I was going to sign just because of the 25,000.

so you tell me what this really is, I have not signed anything NOTHING and don't plan on doing so, still I thought it was a good idea to let everyone know what we encountered searching through Alfredo's network.

yeah Emanuel is making the transition from agent to investor, he is very smart and in over all he doesn't let his ego take the best of him as it is with my brother, the most important thing to learn is selling, yes I am very aware of what I need to improve in order to make an excellent agent.

entrepreneur? hmm interesting.

the agent I met is 25 and that blew me away, meanwhile I get my license I am intending to research and learn as much as possible about this business what do you suggest me?

tell me noobdog1 how did you start in this? who did you go to? what do you do now? things like that...

thanx for the comments, well I met someone called Emanuel who is in charge of supplying my mentor with the properties, houses, my mentor and Emanuel said that one cannot be lazy in this business, that you can make it if you have what it takes to be as hungry.

I spoke to him through the day because after we finished checking the house Alfredo (my teacher) was remodeling we went to see another house that Alfredo's brother had finished, but he was having problems with the RE agent because he hadn't sold it yet, why? because he is in vacation, China to be exact, so Emanuel said he could take the house and in 3 months he could sell it, Alfredo said yes that he was gonna talk to his brother about it.

In the end that house was a bad deal because, it is located in a Historic? part of LA in which you can't make any changes to a house without city's consent, weird huh...

it's coming well slowly but steady, 1st become an RE agent, to have access to properties and slowly make the transition to investing? what do you think ? that's what Emanuel advised me…

Thank you for the piece of advice I appreciate it, I try to be as motivated as possible, but then again you know what society says, REI is tight, inflation makes it difficult, too much competition.
To be quite honest I want to do this badly, because I know I have the potential.
How ever what would you suggest me? Save my money a little more or try to invest with 5 to 10k?

Hello everyone my name is Will and I would like to say that I really like this forum and thank you for helping people who are just starting out or are thinking about starting like me.

Well, not long ago I was in a dilemma between taking Animation or Real Estate, well that is no more for I have decided to go for REI, I am a full-time legal clerk I work for my parents managing their immigration business here in LA despite the love* I get from older employees/co-workers I manage and everything is under control.

Now what I was wondering is how can you get started in REI since I work full-time and I can't leave my job cause if I do there will be no one to watch out for the business, thing is I want to see how much you would need to start investing after learning the process that is, if say I had $5,000 or even $10,000 in hard cash which I know is not much, but is there any way and I mean any way one could start investing with that kind of money off the bat?

Also what do you guys think about this one person I know he is 54 he is a client of ours and he is a contractor, he says he wouldn’t mind teaching me even more he encourages me to get into it, by taking me to his work place and start teaching me what a house needs how to find it etc. though I really like the idea of learning from him I was wondering what you guys think?
