LOL, you're right about "most". The statistics of wash outs are astounding. Of course, when you look at some of those taking classes, you can certainly see why that's the case. In fact, I over hear a conversation of a classmate bragging to another about how he got "locked up" last weekend :roll: . I don't know about most of you, but if I were ever "locked up" it would be the last thing I tell ANYONE, let alone some stranger in a cert. class.

Hell, maybe some people get out the business because they deal with licensee's like that all day. Least I have a degree to fall back on :D .

but I digress...

Is it pretty common for most realtors to invest [i.e., take the pick of the litter before it hits the mls and pass the rest on to the "non-licensed" investors]?

While I am in some pre-license classes at the moment, I am noticing that the brokers who come in to class to recruit, when questioned about investing, usually say that they encourage their licensees, who are interested in investing, to do so. If not for anything, then to be familiar with the process, so as to reach out to that clientel.

For you seasoned investors, do you commonly come across realtors who do some type of investing in real estate?

Secondly, do the brokers still get their brokerage fee and are licensees making commisions on the houses they're "flipping"?

Hello all... I am a newbie to this site and Real Estate in general. I have a wonderful wife/business partner who will be posting under this sn from time to time. We both have BBA's [one in MKT, one in MGT] and are currently about 60% done with my pre-cert. classes. But most importantly, we are eager to do some Investing. Our main interests for the short term are to do some bird dogging and wholesaling.

After we have built some capital we'd like to use some of that for some B&H rehabs. Of course, that's all tentative. If everyone's plans went through "as planned" we'd all be doing what it was we wanted to do in grade school.

But any how, thanks in advance for your help. It's a great board from what i've seen.

I agree... Rich Dad Poor Dad is a good read. It was required by a Practicum Class during my undergrad.

A book I recommend EVERYONE read before/while owning their own business is The World is Flat by Pullitzer Prize winnerThomas L. Friedman.

It will change the way you think about your business, as well as, business in general. I have read it twice so far [once in college and once after starting my career in Marketing] and will probably read it again when I get into Real Estate Investment full time. It's just good to refresh yourself sometimes--and that's what this book does.
