Post: Tenants moving because “Landlord is selling the house”

I just toured my rental last week with a ton of people and one thing that stood out to me was that A LOT of them were looking for a new place because their landlord is selling the house where they live.

I counted this as a red flag… it just seemed weird to me. I understand that the market is hot and a lot of people are cashing in… but could this be due to the moratorium ending??? Any one having this scenario too?

Then in 2019 I looked at the equity that I had in those properties and decided to focus as a way to financial freedom. I sold the single family to do a 1031 exchange into a 4-unit. In 2020 I sold the two condos to 1031 into a 6-unit. Now I’m under contract to buy a 5-unit.

Outside of the 5-unit, it’s amazing to look back at the small amount of actual cash invested. The 1031 exchanges really provided that snowball momentum.

 I'll be retiring from the military here in Virginia in the next 2 years. Looking to move to central Florida particularly with an eye in the Lakeland area. I'm looking for Small Multi no lower than %.80 (1% rule). Looking for cashflow right out of the gate with cosmetic rehab possibility.
