@Matthew Irish-Jones - Thank you for the thought out reply. My concerns are on the red flags to look for as you mentioned not so much the flooring or cabinets. I know that there are spreadsheets that are available to help but I always listen too and hope to use the knowledge of more experienced people that specialize in a particular area.
