Lived in Indianapolis for decades, just started investing two years ago.  What I noticed is a lot of properties for sale in the bad areas of town by out of state investors.  I hope you don't "trust" the guru's advice that Indianapolis is great, when they don't even know the area.  

Spoke to an investor from Hawaii who bought his bad area property at a REI event.

20 yr Amort., 5% interest, 10 yr note, interest review at 5 yr. 20% LTV.

No, they dont offer 30 yr.  that is not common for commercial notes... seems to be the FED GOV type of loan, a residential style loan.

I went to one with an investor friend in Hendricks county indiana.  if you didnt look at the property before, then you were flying blind.  he bought one and had to write the check for amount on site.  he buys properties at almost all the sales.  he does well.

running the numbers using BP calculator, shows that this is a bad deal, $27.00 monthly cash flow.  Any thoughts on how to make this a better deal?  Can you provide the address?
