Why do we still need to fill out a separate application and pay an application fee for every house we want to apply to live in? 

What would it take to get a service where I fill out an app once and it will forward my application to any property manager i want?

As a property manager what would make/prevent you from using a service like this?

I imagine there will be a lot of competition on the house but if I let that hold me back I'll never get started. 

It's a full rehab for a 3/2. Listed at 350k. Comps in the area are listed at low to mid 500k. So if I know the estimated rehab costs I can figure out what offer to make.

I have no idea what the standards of style for the area are. It's not a high end area so basic materials should suffice.

How do you go about finding a contractor? Do you just Google for one or is there some other trick to finding some?

Hello all,

I'm new to BP and investing. I am mainly interested in doing buy and hold but I want to try some flips as well. I am in the bay area in the east bay in union city / hayward area.

I've found a house that I could potentially flip but I need to get the rehab numbers to be sure. I'm just not sure where to go from here.

How do I find a contractor? Do I need to have some designs in mind before I call the contractor? What would be the next steps to take after you find a house you think you can flip?

Hi Guys, Do you guys do the work on your own investment properties or do you hire it out? I am getting ready to start investing in rehabs and I'd like to be able to do the work myself and get some sweat equity. I don't have any experience though. I've heard the saying work on your business not in your business. But I think I'd enjoy doing some of the work. Especially in the beginning when I'm taking it slow. Do you think it is worth the trouble to pick up the skills to be able to do my own work?
