That sounds like an installment sale. And even though it's non-interest bearing there may be reportable "unstated interest" (confused yet?). You will have to separate the payments into: 1. the return on your adjusted basis in the property; 2. the gain on sale; and 3. the unstated interest. And then report that on Form 6252. Check out IRS Pub 537 for an overview of how to break it out. What was the original use of the property? Your home, a rental, spec house? Installment sales can be complex if you are not familiar with all the moving parts, so consulting your tax accountant to see your potential tax liability before initiating the transaction would be the next step here.
