I would suggest using cash. If you have the money to pay the loan back, you have the money to use and no money wasted on interest payments. 

I think investing in college property is so interesting so I'm looking forward to updates. Good luck.

This thread is so helpful. I know I would have fallen for some of these things because I want to give people the benefit of the doubt but it's good to have appropriate boundaries in business.

I agree with @Alex Huang but since I don't have access to the MLS I set u alerts on websites like redfin and it will send me new homes in the area I am looking to purchase in. I would also suggest reading the miracle morning by Hal Elrod or just doing the 30 day challenge on their website. It will help you identify habits you need to create to achieve your life goals.

I wouldn't call myself experienced but from what I've been reading following up with people consistently has a large impact on getting a deal.
Getting to yes by Fisher and Ury How to win friends and influence people is another good read. Whileits not strictly about negotiating it's definitely helpful.
