I want him to bring in the money too, so he is invested in this project and completes work quickly

I am partnering with a contractor buddy to fix and flip, how should we distribute the partnership?

Contractor buddy would be spending time fixing up the house in many cases himself instead of using a crew, how do you account for that vs effort which I will put on design, managing project, purchasing materials, brining in the capital etc.

I have been hearing a lot about strategy where by getting into real estate one can benefit on tax deductions on high income 401k salary.
How does it work?

What real estate strategy works to our benefit ?   How do you go about it ?

Assuming I cannot manage the property full time and will be using property managers 

I am considering short term rental and buy-flip strategies
