Hello everyone! I was wondering if there are any wholesalers that have or can get properties in Essex and Union County New Jersey? Preferably multis 2-4 units. Thank you!

Thanks for the advice Michael, I think that's what I'll end up doing. Good luck with the Egypt LLC! Sounds like you're doing big things! Congrats

Hey BG! Im just starting out and I'm a little lost. Im not sure if I should get an attorney or use Legal Zoom for the formation of my LLC. Also, when do I set up my corporation? I saw online they sell corporate kit...is that an ok route to go?

Hello BP! A few weeks ago on Instagram I received a marketing ad for a free real estate course hosted by the stars of the show Flip or Flop on HGTV. When I got to the venue Christina and Tarek were not there and some random person was selling a two thousand dollar real estate investor accelerated course. According to this company, they would teach you step by step how to close on your first deal and offer you transactional funding. If you closed on your first property within 90 days you get your money back. In addition, if you don't do anything within 6 months you still get your money back. I was lured in by the transactional funding and the mentorship they offered. Needless to say I convinced my husband to fork over the $1997, and 3 weeks later we attended the 3 day course. I have to give credit where it's due and compliment our instructor he was awesome! About an hour into the class I realized that this was a course with some serious high pressure selling! Our lunch time assignment was to call our credit card companies to up our credit limits, and also find any money we could get our hands on. They wanted us to raise 50,000 in one hour! I later found out it was because the next step was going to cost us $41,000! They made it seem like we would not succeed doing this on our own and we needed their assistance to be successful. By the end of day 2 I was a little stressed. I started believing them and I wasn't sure how I was going to be able to afford the next program which was 41k. My husband flat out said no and that we were going to get a bunch of books and do it ourselves. The whole set up really made me feel uncomfortable and I decided to do some research on the company. I found some really scary reviews of people who followed through with the program and didn't receive what was initially offered by the company. There were so many horror stories of people not able to get their money back. This was extremely upsetting considering that there were a bunch of people who actually did purchase the next step. Sorry for my rant just wanted to let the BP community know about my experience.
