I'm a realtor in NYC, and what a lot of New Yorkers are doing is investing in upstate New York including Orange County, dutchess county, and even further upstate in places like Albany, NY where you can still get multi family properties under $100K. I found another, more aggressive CPA but he was in another state. Getting feedback from him was difficult.

Last year I found a young, local guy. He asks me good questions and sends me updates about the laws periodically. I like him so far.

OK, great! Do you have pre-payment penalties? I purchased a property in March 2022, valuation is around $300,000 owe around $200,000. Rent is at $2,500
