I have an out of state owner that would like to give me written permission to see one of his homes. His brother lives in the home and has been uncooperative in selling (drama, etc). Is there anything I can present knocking on the door that should allow me access so I can estimate repairs?

Any words greatly appreciated. Thank you!!

This particular seller has a 1/1 condo built in late 80s and wants roughly $256K/market. It has a loan of $126K against it. She wants a smooth process but doesn't want to do seller financing or lease option. She wants her name completely out this suggested she get enough to pay off her loan and then take payments as little of $1,000 after. It hasn't been updated since it was built. HOA's are about $254. Can I make a deal out of this at all? Maybe seller isn't actually flexible. Any suggestions appreciated!

I've come across a home that has a reverse mortgage of $210K. ARV based on recent comps comes to around $315K. It is an older home built in the 1920s, 3/1 with detached garage. I'm told by owner it hasn't been updated but taken care of. I haven't been able to get in the home because of a complicated family member. What's my best bet in trying to get inside to estimate repairs? Is there a release the owner can provide me giving me access? Also, what's my best bet on having a deal here? Owner says he'd give to me for a dollar if he had to get off his hands. Appreciate any feedback, thank you!

2 bed/1 bath, detached 2 car garage. Owner says they owe $204K, want their initial down payment of $25K back. ARV roughly $250K for what it is now. Repairs...landscaping, will need some kitchen and bath updates. What else would I need to evaluate or what would be ideal for this to be a deal?
