I've been calling hard money companies and really went not good. Some of them try to sell me a mentoring program in order to lend me money. Any tips or any of you guys know a good one. Thank you

If you mean you are offering 70% of the asking price, it's not surprising that you're not getting any/many deals as everyone else is doing the same thing. We get several lowball unsolicited calls and offers on our properties every day, as I imagine most owners of investment properties are getting, nothing unique and compelling about those offers.

Try developing relationships, you'll have better luck.

My subject property is 2500 sq feet and they selling it for 200K feet and the other comps I found are from 1500 to 1800sq feet and more than 450K but there's no comp similar in square feet to my subject property how do I determine the ARV in this case. Thank you
