Hey BP! I am currently working on my first wholesale deal. I wanted some advice regarding leveraging a deal in another state on minimum budget. I'm abt to potentially contract a SFH for a great deal. DeaI was presented to me through word of mouth and since i havent completed a deal yet i didnt wanna pass up the deal just because its not in my market. I was wondering how could I structure the deal where i would receive a deposit from the cash buyer and would those funds be immediately available to me or do they go in an escrow? Also, what's the best advice regarding giving out the address when I'm not physically there

I have access to investors with alot of cash to spend on unlisted single family homes in the south suburbs of Chicago. I currently stay in GA so I'm looking for someone to partner with that can help find unlisted deals in that market. He wants to spend up to 40k cash.

Thanks for the responses! They have filed the clai and spent the money already. Now they are just paying the mortgage on the land. I'm going to research lot pricing for that area now.

Hi, I am new to wholesaling and currently have a deal prospect that has a property it's about 1.4 acres and $60,000 is left on the loan. The property was In a fire so there's pretty much just the lot left. I ran comps and homes in the area values at about $275,000-$323,000. Trying to get some ideas in how I can approach this.
