Like all of you, this is a very interesting and intriguing question(s). Matt, I am not a legal-expert on this issue, but I did a little digging after reading your question. My initial concern is about your legal rights as a LandLord. In essence, the question in my mind is: Would there or could there be any backlash or legal-concerns for you-as a Landlord?

There is a great deal of information and issues to consider. While everyone, including me, would be concerned because we either know children or some who have children, would want to "Immediately Deny or Evict" in this situation, as a LandLord, based on my "quick review/research" the LandLord while in good-conscious may want to do just that---he/she has to be very careful and strategic in his/her approach so as to avoid any legal backlash (I really hate to say/write it---but being sued). Just read about it on a few legal forums of Attorneys.
So, with that said, I would still Buy the Unit. I would make sure the person-in-question has registered, by law, and is not in the vicinity of local-schools, as required by your state/federal laws, or around children, if that is a condition of his/her Parole. After reading legal comments, it still was unclear because the posts implies that the laws are not fully-clear on this very issue-- because the tenant, despite his status, and the LandLord which has rights-concerns-responsibilities----both have obligations and protections under-the-law.
Another Point of Ref: You may be able (not 100% sure) to speak to the persons-in-question Parole Officer or certainly a PO other than the person-in-question to find out more about the Law to Protect Yourself and Of course, children. Finally, I believe people can be reformed, but who knows the mind of a Sex-Offender if "he" should decide to repeat the act again----No-One (until)----Well, we will keep you in our Prayers and Trust for the Best Outcome for You and All-of-Your-Good-intentions:
