@Michelle Suiter class B turnkey oppty. I'm nervous to get too far into a rehab being out in CA. Maybe for my next investment!

Hi all,

Not sure if there are any real estate agents here who have worked specifically with out-of-state investors?

I have been researching areas and am looking to the great city of Atlanta for an 8 unit (or 2 4-plexes) potentially in the following area: near Georgia State but open to suggestions.  

Bonus points if you have a referral for a local lender & Property Management company.

@Pedro Martins very sound advice, thank you for your insights. I think finding my core team on the ground before I travel to the local area makes a ton of sense. I do see cap rates above 9% and it makes me question the numbers for sure. It's all about doing due diligence and trusting the folks in my circle – thanks again.

@Evan Stalcup that's exactly the reason I put Atlanta in the running. My guess is it's likely Amazon does pick Atlanta based on the research but I also know predictions sometimes don't always come to fruition.. Thanks for your warm welcome!

@Jay Leisten thanks for the guidance. For Louisville, looks like rents for a 2 bdrm are $800+ for Class B? Up to $50k a unit for an 8-plex is about right for what I'm looking for. 

@Jordan Moorhead up to $200K down and up to $800K loan. Not sure I want to go too big for my first venture into multifamily. 8-10 units would get good cash flow for around $400K if I'm taking everything into account. Any uncommon expenses you've come across (taxes, PM fees, vacancy?)

Hi all! Great to be here and learn from you all. 

I'm currently looking for a multifamily investment property (I did some research and cap rates look great in Chicago, Cincinnati, Louisville, Nashville, and/or Atlanta; I'll be going on a road trip to explore further). 

I've heard that LoopNet isn't as great a resource as word of mouth. So I'm looking to you all to see if anyone knows these areas well and would be willing to share their knowledge.
