I called an FSBO the other day. That person is the owner of an estate and wants. To sale the house but it's needs work . Appraisal price is $24,000 before I did my comp work. Also there are 5 vacant lots. Next to the house for sale. Should I try to get everything for one price? Or just go for the house?

Reggie I was in the same boat as. You were this was shown to me. By a colleauge of mine. My house the one I have under contract
Seller wants $305,000 square footage 1,800 4bd/3bth.
ARV formula
House1 168,000 sqft 1,800 4bd/3bth
House2 210,000 sqft 1,500 3bd/2bth
House3 250,000 sqft 1,829 4bd/2bth
Answer: 628,000 4,129
Now take that answer from the house prices. Divide that into the square footage answer. Which is a total of 152.09 now take this answer. Muiltply that by the square footage of your property. In this case 1,800. Answer $273,770.89 cents this is an exsample of what. Was shown to me always get. A second opinion Faisal and Ibraham been at this longer then me. So if i'm off base guys please let me know asap many thanks...
