I’m in a partnership that owns a couple of rentals. The partnership is dissolving and we wish to divide  the homes (one person gets one, the other person gets the other)
and place them in our personal names. 

Is there a way to do this without refinancing and/or being subjected to significant tax implications?

Flooded during Harvey and tax day. Upstairs needs paint and carpet cleaned. Downstairs has wood look tile, but needs rehab. Needs roof. Foundation okay. Has new windows. Corner lot, 4 car garage. ARV $60/sq. ft. Approx. $75-90K rehab depending on finishes.
