I wonder if septic tank, water source, land, electricity installation were included in your $40K per house?

Also, what tenants pay - just electric, gas? Or water/sewer, trash, landscaping, too?

I'd be really interested to see how the whole project is going! That kind of a housing might be very lucrative niche for Airbnb or any short term rental......very impressive!

The septics were already installed (in 2012) so they are not included.  I would tack on another $5k per house to include that.  Electric install was "free" (we pay Pedernales Electric Coop) but they give a $2000 credit per house), water lines were already run.  The city would not do individual meters so we have one big line running down the property and branches off (3/4") to each house.  We have individual meters on each house to track the water usage and make sure there aren't any leaks.

Water and trash are included in the rent.  We mow the grass :-)

We have considered AirBNB and may test the waters one we get more comfortable.

Just an update... I posted on the local Facebook "for sale" groups and have 16 showings scheduled for this weekend!  People are tripping over each other to get to them.  I was confident this would be the case, but it is so nice to have it happen in reality!  We have worked very hard and have spent a lot of money (for us!) so to have it come to fruition is an amazing feeling.

I would send one word of caution, the open ceilings look very good and certainly work well in a one bed.  If you decide to do any 2+ beds I would think twice before leaving it open like that.  I have a property with an open ceiling it looks beautiful, but everything always sounds like they are in the room with you.

We really like this layout and the return on investment on a 1 bedroom so we'll stick with this.  We actually really stressed over the wall not going all the way up.  But with the minisplit AC we needed the airflow.  Our alternative is a in/out exhaust fan at the top of the vault OR a dual zone minisplit (which is twice the price).

This is our trial version... we'll see how it goes and make adjustments from there.

We spent about $40k on each and we are renting them for $1095/mo.  Our net is about $750/mo per unit.

We're outside the city limits and when I called the county the only thing they were concerned about was the septic size.  We already had the septics put in in 2012 and they were all current, so we were good to go.

I would NEVER mess with "the city".  Never.

Nice job with the house, it looks great! What type of financing did you use to help start the project?

We paid as we went along. This was our first time... Next time (in about a year) we're probably going to go with a HELOC (we have about $130k in equity in our home)

We built these from the ground up.  We built for $40k each and renting for $1095/mo.  After expenses we come out with $750/mo per house.  We plan to build a total of 10-16 more.

Thank you!  Haha, that was a nice way of saying that... thank you :-)

This area is just south of Austin and has boomed in the last 5 years. I grew up in Kyle - left when I was 18 (2004). When I was growing up it was 2500 people. It's now 50k people. We have priced the 8 apartment complexes in Kyle. 7 of them are less than 3 years old. 1 is 8 years old. Comps are between $1075 and $1145, including water, trash, covered parking and washer/dryer.  Ours are mostly furnished.  On a secluded and gated 10 acres.  So we're priced comparably.  It just depends on what people want.  This is not an apartment... You don't have the amenities like apartments but you also don't share any walls or ceilings.  These are our first two.  We'll just have to see how it goes.  We have plans to build 4 more on this property and 6-10 closer to home.

Did you use a builder or contract everything yourselves? $100 per square foot is a great price.

We contracted it ourselves.  We hired out slab, insulation, drywall and tile.
