@Kurt Lehecka - Not sure what your budget is but I like the bird street area (below Lovers Ln and west of Inwood Rd) and Old Lake Highlands. You can get lots and tear downs from 400-500K. If you can stay around 200/ft with in house architecture and GC, you'll do well on the exits. Of course there's a bit more to every build and budget will ultimately decide where you end up developing. Reach out if you want to bounce ideas off of someone.

@Trace Martin - Dallas is a huge area and neighborhoods vary depending on what kind of lifestyle you want and your budget. Do you want to be in the suburbs or be in the city? I can recommend some neighborhoods for you to drive.

Lewisville (suburb of Dallas) just banned any new STRs for one year while the city studies its effects. In Arlington (another suburb in DFW), you can operate STRs with a permit. It's heading more towards regulation and it's a good thing.

@Kris B. - Flips are doing well (nicely renovated, not just painting walls and cabinets). 80K seems high. What's the scope of work? Make sure to get a sewer scope if you're still in inspection period (option period).
