i guess i jumped the gun and offered him 95 for it. I ran the numbers told him my price he didnt accept it. But im going to follow up with him in about a month and see if he wants to play ball 😃. 

Personally im kinda proud of myself that was my first offer i made in my first direct mail campaign and so far i had about three calls. I will be speaking to my next one tomorrow.

hey bpers, just got another lead its a 2bed 1 bath 864sq ft house.

 I ran some comps might not be exactly accurate (Zillow) and says the house is worth about 135,000. the person is asking for 165,000. what do you think I should offer on this property. Most likely im looking to wholesale. Any help would be appreciated

@Bill Pohl just had one conversation but the renter is paying 1900 a month. Arent that many comps in the area but i think its worth about 300,000. I dont know about loan terms yet. I will speak to him again regarding that issue. If that helps any

Just got a lead on a 3/3 house its being rented out right now. No lease its month to month and the owner still owes 170. Judging from this i would imagine its a subject to  strategy.

I would love any feedback, advice or additional strategies you may have

@Andrew Bondarchuk  it is good to have that support huh, I mean my wife isn't eating ham and cheese sandwiches. but she doing her best lol.

to be honest absolutely nothing is holding me back. I discovered rei just two months ago. Just from a little two hour seminar after that i took a three day workshop and have been researching ever since .

I too have a 40-50 hour a week job and it doesnt matter. I have purchased a buyers list and i intend on mailing every single person on there until my own buyers list is substantial. 

I understand people say they dont have time but you have to make time. I have a wife and daughter also and they support me fully they never seen me so enthusiastic about anything in my life. This WILL happen for me because im gonna make it happen for me. NEVER GIVE UP ON YOUR DREAMS PERIOD.

1. Please, need some help i need contracts (purchase and sales agreement,and assignment of contract).
2. I have my marketing planned out but dont want to start that until i have my contracts. I want to be prepared.
