I have a real estate license and I think having one makes you more accountable and your mistakes less forgivable. On the other hand it gives you certain privileges e.g access to the mls, forms and usually through continuing ed should make you more familiar with real estate laws.

Peter, thanks for your input. Yes, I agree, don't know the Baltimore market very well so I'm looking to start in PG county. The article on partnerships is very interesting. Helped a lot. Also I spoke to someone in your office about the Rehabbers Lab last week but can't make this one. Are they held often?

Thanks Steve. I was hoping to make my offers more competitive by not including a financing contingency and using bank statements to show proof of funds. Is this not a good idea? Too risky? I figured I would use a short inspection contingency to work if I can't arranging hard money. I have some sources lined up so I'm hoping that won't be the case.

Thanks Nick. I just updated my profile. You're right. The question is what am I scared of? Seems like such a huge step. Gathering so much info and reading about things here is really helpful to banish that fear. At the end of the day I know you just have to do it and I'm ready.

Hello Everyone,

This is my very first post although I feel like I know most of you as I've read so many of the posts and have been following you all for a while. I think the time has come to finally take some action as I've been sitting on the sidelines for a very long time. I am a realtor and therefore quite familiar with the buying and selling process but would love to start investing. I've done lots of homework... taken seminars, read books, the works but am still somewhat tentative (read scared).
I'm planning on starting with purchasing very inexpensive REO properties in MD , fixing them up and then reselling them. (I've watched many of you do it and make it seem so easy, I know it's not) I have a contractor/partner who's very good at what he does who is willing to do the work and manage the projects. What is a good way to structure the compensation for him?.
Also I can manage to barely come up with bank statements to show cash for the deals but I intend to use private money. How can I protect myself from not losing my earnest money deposit, if the private money lender does not like the deal? Any other private money lenders out there willing to help if need be?
