Post: How do I find commercial shopping centers that are not on the market?

I have a few big money investors/buyers who are picking up shopping centers in Southern California, Arizona, New York, etc. They want me to find them more non listed properties with good numbers, solid anchor tenants, and so on....

My question is what would be the best way to find non-listed shopping centers, strip malls, and other income producing commercial properties for my buyers? I was told by someone that I may want to contact some private equity firms and see if they have any inventory available. Is this solid advice, and if so are there any other suggestions or approaches I could take to find more properties? Any feedback or advice would be greatly appreciated as my buyers are picking countless amounts of properties and I would love to send them more assets to add to their portfolio.

Thank you all for your excellent feedback. Unfortunately, we could not find an end buyer due to some recent sales that dropped the subject property substantially.

I am working with a client who inherited a free and clear beach front condo in Palm Beach Florida. I am about to put the property under contract but here's the catch....Once this property is purchased by an investor, my client is looking to pursue 2 year lease option contract on the subject property. My concern is that if an investor agrees to a lease option after the purchase he will disclose the price I assigned it for. What would be the best way to expedite this deal allowing me to make a profit and still keep a good relationship with all parties involved. Any advise would be greatly appreciated.

I have a client who may need to sell his residential non-owmer occupied property in Malibu California asap. His biggest concern in doing this is the capital gains tax he would have to pay on it. His property is worth about $1.8 million, is there any creative way for him to avoid paying a large some of capital gains taxes? Any help would be greatly appreciated. Thanks in advance.

Would anyone know where I could purchase motivated equity seller leads? We prefer the owners to be in default and possibly facing a trustee sale situation.

I work with a cash investor and since there is so much competition for REO's in our area we are trying a new approach.

One catch is these leads need to be exclusively in the Los Angeles County area. Any ideas, references, or services would be greatly appreciated.

I am constantly hearing that outsourcing your real estate business is the way to go. I have heard of several people who outsource everything even the negotiating and closing. That being said, I was wondering if anyone has a successful outsourcing business model I could follow to start off on the right foot. I am looking to focus my time on wholesaling. Any advice would be greatly appreciated.

Does anyone in California have any idea where I can find this option agreement? I looked at the Los Angeles county recorder website with no luck. Any additional suggestions would also be appreciated.

I am currently working with a liquid investor who has agreed to pay me a wholesale fee for all properties or connections I send him that result in transactions. I recently acquired a good contact who specializes in trustee sales and we should be closing a lot of deals soon. My concern is protecting my commission. I am not an agent but is there a form or contract I can have my investor sign that will insure I get paid? He could easily take my connections and cut me out. How can I prevent this? Any advice would be greatly appreciated.
