I haven't but am interested in this asset class after seeing a Phenix Salon Suites open up in a shopping center near me in NJ.

Hi, I was about to start a new commercial project. Am purchasing a vacant commercial building which used to be an automotive repair shop and it is about 3k sq ft. It can be expanded into 6k sq ft. The goal is to convert this space into a retail setting with 3-4 units. 

How much should I be budgeting for the construction costs?

@Amit Dhawan - you posted some great tips, I'm actually looking into a property that is basically a pad-site to a large box retailer. It used to be an automotive repair shop. The existing structure is about 3k sq ft and can be expandable to 6k sq ft (as per the listing). I want to convert it to retail with about 3-4 stores. 

I'm fairly new to this type of commercial construction, do you think its advisable to build and expand the existing structure or is it more likely I'd need to demolish and re-build a larger building? @Joel Owens - You posted some great points as well, also wanted to know if you can provide some inputs on construction costs?

For those who own multiple properties out-right under their LLC, how have you went about in pulling some of your equity out? I know there are portfolio based loans or lines of credit. Is there anything that is more like a traditional refinancing or loans?

Where do you usually find commercial lenders?

I own a condo as an investment property, I bought it last year as a foreclosure, did the rehab, and its been rented for almost 1 year. I was now looking to refinance this condo. 

My question is how should I go about in finding a lender? Should I work with my bank, a mortgage broker, credit union, etc? Is there anything specific I should look out for considering this is a condo?

Hi BP Members!

My name is Mohammad and I have been a life-long resident of South Jersey. I own a few residential properties in Camden and Burlington counties. I've been a real estate investor for almost 10 years now and focus on properties I can self-manage. One of the ways I do this is by investing in properties close to where I live. I mostly invest for buy and hold. What attracts me to real estate is getting to network with the local community and the prospect of financial freedom.

I've always found my way to the BP forums in doing real estate related searches, now looking forward to contributing to other members. In addition, I like listen to the BP Podcasts, I find them very motivating and inspiring. Its definitely helped me speak the lingo of real estate!

I am looking to expand my portfolio and continue this journey in real estate world!
