Quote from @Paul Azad:

Start with Jim Dahle's "white coat investor" website and Youtube channel and Reddit subthreads. He has tons on real estate investing. with a strong emphasis on tax minimization and asset protection.

You can own real estate directly, which is active ownership, or indirectly, which is passive ownership.

Owning it directly and actively can give you very high returns with the Leverage involved but requires quite a lot of work, quite a lot of your time, and quite a lot of your personal liability. So do your research, but also consider passive investing Visa V syndications or even equity reits, Which have historically outperformed the S and P 500 over 20, 30, fifty years and even outperformed direct, active ownership of real estate by 4 to 6 per cent. Passive real estate investing still requires enormous amounts of due diligence and monitoring. But you eliminate the liability risk from the equation.

Good luck. And pay off those student loans as quick as you can. before they eat you up.

Thanks for the suggestions Paul! Thankfully I don't have any student loans, so I'll be able to utilize my income to its full potential. Any advice on getting into equity reits?

Hello everybody.. I'm Moe and I'm a young doctor in Texas. I've always been interested in real estate especially in apartment complexes. In a few years, I'm going to start making some pretty decent money and was wondering if there are any resources you guys recommend for apartment complexes or any other kind of real estate investing. It could be books, videos, I'm open to learning anything!

Until I start making and attending physician salary, should I try getting into the duplex/multifamily world?

Thanks!

I have doctors that I invest for and frankly the biggest problem is convincing hem they are not the expert. They keep getting in the way of themselves. ;-)

Hahaha yeah I'm not surprised! But, that's why I'm reaching out to the community for guidance, don't want to get in my own way. Any advice or resources you recommend?

Hey @Mohammad Khudirat- congrats on starting early and wishing you the best as you wrap up your residency (or wherever you are in the process).

There's a lot of different ways you can approach it as someone who will eventually have a high W2 income.

Most of my clients that are doctors, typically will want to purchase real estate to not just yield the benefits of RE, but also for opening their own practice. Is this the direction you want to eventually head in? It's ok if you don't, since you're still fairly early on - but something to think about.

In terms of getting into apartment complexes and large transactions - it's much easier than you think.

Real estate is filled with opportunities to deploy capital, but in the same time is filled with fast-talking snake oil men that will happily take your money towards a "fund" so you own a portion of a large portfolio... only to find out the fund's performance is below par, your money is locked out, and the only person making money is the fund manager from the management fee they've locked you into.

I can ramble about this for hours, but whenever you're ready feel free to reach out I'm happy to chat further.

I'm a broker and investor in NYC, I run my own firm.

 Hello Mohammed!

I'm in anesthesia so opening my own practice is not an option. I will probably work in private practice for a while on a 1099.

Quote from @Jeff Roth:

Hi Mohammad-

Congratulations on being a young doctor in Texas!

You are interested in real estate investing and are looking for resources to develop your knowledge.

I work with a lot of doctors and busy, high income earners to help them build real estate portfolios to slow down at work and offset some of their W-2 or business income.

Some books to consider are Multi-Family Millions by David Lindahl, Investing in Real Estate with No and Low Money Down by Brandon Turner, and Equity Happens by Robert Helms & Russell Gray.

Some You tube channels to follow include Get Rich Education, Ken McElroy, Jason Hartman, and the Real Estate Guys Radio Show.

Yes, until you are making attending physician money, I would house hack the house you live in by renting rooms or buying a duplex as a primary residence with low money down.

To Your Success!

Hey Jeff!

Thanks for the suggestions, I'm gonna get to learning. Yeah, I was thinking of buying a triplex and house hacking starting next year. There's a LOT to learn out there, any advice on what you think is a good strategy for someone in my position for the next 5 years?
