That’s a great question. I guess the primary thing I want to learn is how to determine if a duplex is a good deal and would generate positive cash flow. I can image there are hundreds of variables that I have to consider (property tax, condition of home, needed repairs, expected rent amount, monthly mortgage, etc.)

Hello everyone!

I have almost zero knowledge in real estate investing so please bear with me. 

I'm very interested in the idea of purchasing a duplex, living in one unit, and renting out the other. I work in the city and would need to find something within a 1-hour commute radius. Can someone please suggest a few good areas that I should focus my research on?

Also, what is the best resource specifically on duplex investing? There are so many books, courses, etc., out there and I don't know which to start with.
