Thanks a lot Paul for the thorough review. I wish I read it two years ago when I signed up for the protege program.

since then, I have paid $10k in lump sum and keep paying $200 monthly to access the platform. In retrospect this $200 was never mentioned in the original pitch but I later discovered that even the idea of one time payment and forever help until you make the $1M profit and split with them is not true. This is because after signing up, you pay $200 every month to access the platform that has some nice underwriting interface but also is the only way to access the weekly changing group call access codes.

And now feel very similar to the lady yiu talked about that blames herself for beeing busy as life happens. The program had a blue print for securing your first deal in 90 days. I went through everything until manually signing 300 letters and sending then off to only receive one single call back from a curious guy looking for a make me move offer. 

Eventually, I went into a steady state of paying the $200 monthly and gave up after logging in few leads and figuring out my state does not have reasonable deals at my level and given my financial status. So I pay it, and every few weeks when the stars align and I have no work meetings at the time, I join, listen to other people's questions and Peter's answers and that's it.

At least after reading your post I feel better knowing that some clever tactics were practiced to get me into this and not that I was easily fooled.

I would be happy to share info if yiu think it will help others make decisions and avoid shortcomings, and I would appreciate it if you have some advice that might help me get out of this situation.

Great...thanks a lot Chris! Is there a way I can get on their mailing list or something for updates? I am very interested in joining the next meeting but want to stay updated in case it gets cancelled or so....it is ~ 40 minutes drive one way, :)

Does this mean that the current restrictions are only COVID related and after COVID restrictions are gone, Landlords would have stronger rights in accessing their properties?

During my attempts to schedule the mid-term inspection, I said to the tenant that I know they are busy and they do not need to be there. Their response was "no, I want to be there." Only then because I pushed we were able to reach an appointment after many days and communications back and forth.

In other words, would you change anything in the response if my question came up after COVID restrictions are lifted and we are back to normal rules?

As I would definitely under stand under the current special circumstances but hard to believe tenants have this authority, generally speaking to deny me access to my property (COVID aside).

Hi All,

I am new to being a Landlord and went through the property management (PM) path. Lately, I fired the PM company and decided to manage myself (which is what I was doing anyways, since PM was useless and only causing me more work pushing them to do their work).

I am currently having a hard time understanding the law and rules on my rights as a landlord to access my property. The law says, in Oregon I need to give 24 hours notice to the tenant. At the same time, I cannot go in except with tenants permission. So I can give the 24 hours notice and still be denied access to my property, which does not make any sense, given it is my property after-all, especially for a reasonable cause. 

For instance, it took me 10 days to schedule my mid-term preventative maintenance inspection, after almost begging the tenant to agree on a time. They just kept saying they are busy this day working/the other day having a birthday party...etc. It just doesn't feel right, does it?

Now, I am considering a really good refinance deal for my investment property, and my main concern is access to the property for appraisal. Lender already mentioned appraisals are statistically the thing that causes most delays, and that they would work through it if it is not due to a fault on my side. That includes my ability to schedule the appraisal promptly. Now, I am stuck knowing that it would be almost impossible with current appraisal delays and difficulty to schedule to align with the tenant who needed 10 days notice and only confirmed last minute changing the time. I had to comply to move forward but this will not work with appraisers busy schedules for sure.


Can you please help me figure out these 2 challenges:

1- Is there a way I can enforce my right as a landlord to access the property for inspection or provide access to appraiser if I can prove I gave proper notice (24 hours in Oregon), regardless of tenants cooperation? if not, any possible ways to get this to work more efficiently?

2- If tenant lack of cooperation resulted in loan delays and extra fees, is this something I can sue them for to cover my monetary damages? given I can prove I gave proper notice multiple times and their lack of response / uncooperative responses?
