Hello,

I have been researching the best ways to collect rent.  I am not crazy about the old fashioned way mailing the rent to me.  I was looking for the best way to collect rent.  Are there any free software to collect rent?  Is there a way the tenant can just directly send the money to my bank account without doing it online?

I am open to any option. Look forward to hearing from you!

The one unit is currently rented with an existing lease @Thomas Visaggio

Where do I go to register it?  Why do I need to register it? @Ray Reed

Hello BiggerPockets I am officially a new homeowner for a multi family home in Newark NJ.  As I am very excited for the opportunity to be a landlord I am also very nervous.  It feels like there are a lot of stuff to do and I have no idea where to start.  Does anyone have any advice on what I should focus on and things to do that I may have forgotten about.  Also, if you have any advice I would love to hear some.

Look forward to hearing from you guys!

Thank you @Thomas Visaggio for the helpful tips.  I was not aware of those requirements.  I believe I also meet all those requirements thank god!

What should I ask specifically when I talk to the zoning and permitting board?  What will be needed from me? @Greg Scully  @Allan Szlafrok

Hello I am a new home buyer in Newark NJ.  I just bought a two family home in Newark NJ and want to convert it to a three family home.  The house has an above ground basement and more than enough space to convert it to a three or two room apartment.  I have checked if the house is in a three family zone and the house is zoned in a three family zone.  It makes me think why didn't the previous owner try to convert it or maybe he/she was going to but decided not to.

  • My question is what else should I check before I convert the house to a three family?
  • How do I go about converting the house?
  • What should I expect?
  • What are some common obstacles people face in Newark NJ.
  • What is an estimate to convert the home?

Thank you in advance for your help.
