Congratulations on becoming debt free! As another newbie investor myself, putting yourself out there and asking questions especially on bigger pockets is a great first step to finding a partnership. No one knows that you are wanting to partner unless you speak it into existence. Many REI have mentioned great points.

One piece of advice I have found is to continuously network with others and have conversations with them. People want to partner with people they like! If you are genuine, bring value to them and are personable, you can form an excellent partnership with them. This is how I met my first potential private lender on bigger pockets. @David Brent this may sound like a dumb question but I ask the tenant whom their last 2-3 landlords were? I’m just trying to clarify

I have a couple questions:

What systems In place do you have to determine if a tenant will be a good vs bad tenant?

What are must haves that you have found in good, reliable tenants?

On the contrary, what qualities do you find in poor tenants?

I am a newbie investor but I decided I wanted to do real estate investing because I want to be financially free. I want to live on my own terms and travel when I want to travel. I want to enjoy the great outdoors and explore. I also want to make my family proud! Those are a few of my whys.

@Scott Titus what do you do before hand to maximize your time for driving for dollars? What research of the market? Any particular time of day, etc?
