@Dan R. Welcome Dan! While this is one of your first topics, I've gained a tremendous amount of information from you already. As an aspiring MHP investor myself - seeing the success and hearing your case study is fantastic! Thank you for a fantastic thread and look forward to following you.

Its amazing how the stars align sometimes. My brother in law and I just finished day 2 of 3 of this Basic 3-day seminar for $300 each. I've been wandering around BP for close to a year now I think. Him & I were struggling tonight whether to go with the advanced training or not. Lee Escobar put on one hell of a pitch (whether scam or legit; a pitch is a pitch) and it caught our attention. Leave it to good'ol BP to slow the pulse and provide clarity.

White I agree with J Scott that all of the information provided is here on BP (and so much more - Thank you Community) another poster alluded to the fact that BP isn't training - it's information sharing and mentoring. For an analytical mind like mine, I need more structure and that is what this 3-day class has done. The $300 bucks for 3 full days was well worth the information and basic techniques we got out of it. It is up to me, myself & I to make sure it doesn't go to waste and no advanced training will make me do that.

I know more now - structurally and technically - so I can deploy a few ways to get deals done and start to use BiggerPockets to it's full potential. I feel like I can ask this community better questions, understand the answers more and accomplish our common goal - Freedom.

Thank you to Garrison Johnson for an extremely well put together post. It was thoughtful, insightful and - in my opinion - pretty unbiased. I needed your post to calm the nerves and J Scott 's post to reinforce the Million Dollar resource I've already discovered.

Welcome Brad!

Definitely found the right place. I have suffered from information overload on here but it was the most enlightening experience and I am in a better position to start real estate investment because of it. Stick with it, read and ask as much as you want - this is an awesome community. Hope to see you around.

Ben Leybovich
I definitely have and, on a personal note, thoroughly enjoy your story-telling skills, explanation style and willingness to be very open about the workings of your deals. The deal you talked about, and later blogged about, came at a perfect time for me as I was coming down from the apex of my first round of enthusiasm.

I follow your blog and BP blog posts closely as your mantra closely matches what I desire to do. Sounds like I have a bit of homework to do on the way home while listening to Podcast 14 again.

Thank you Ben

I've been reading many of posts over the last several months and it has stood out to me the preaching of creative finance that members of this community are, or have been, involved with.

As an eager and appreciative novice who is still working on finding that important, albeit difficult, first step into REI, can you shed some light on how you gathered and learned about the creative ways of REI financing?

One of my most recent thoughts has been to change industries and get into real estate financing. There are tons of brokerage companies here in Northern California and I have no problem shifting gears if it points me in the right direction.

I've got the $10,000 mentioned in the post and am studying on how to get it to work for me instead of me working for it. With some student loans on the horizon and an unexpected windfall, I don't want to squander the opportunity.

This is one of my favorite threads here on BP because of the examples provided and hope generated to those of us without being established yet.

Looking for your suggestions, specifically, on where to find the knowledge when you are in the intermediate stage of your REI book education.

Thanks again to everyone for your input -Sean
