A couple of weeks ago I sent out a mailing to landlords who recently evicted tenants. I got a call back from an out of state owner looking to get rid of his 15 unit. Based off of the numbers, it would be a great investment if he agrees to the price. I am still in the process of doing my due diligence. I'm hesitant as I don't have money for a down payment nor is my networth high (I know banks look at this when deciding on how large the loan amount can be for an individual person.) what are some options I can look into in order to make this work?

Good Morning,

Are there any experienced syndicators in Berks County, PA or PA? If not, does anyone know of any good coaching programs that specialize in the syndication portion of purchasing multi units?

I think you are on the right track when it comes to getting a mentor I have and will have mentors in my life sometimes more than one. I would suggest a picture on your profile shows people on B/P that you are serious.

Hello,

I recently evicted my tenants. The judge ruled in my favor. He stated at court that they have to pay back the court fee which comes to $250. Also, they did not pay rent this month so they basically lived there for free for 15 days. I was wondering if by law I am allowed to take what they owe me from their security deposit. So I would prorate their rent for the 15 days($350) and also the $250 they owe me would be taken out. I did some research and it looked like the prorated rent is ok to take out but I'm not sure about the court fee. I have the paperwork from court stating that they owe me.
