I have been re-evaluating my plans for REI and have decided to hold off on any purchases until next year. However, I feel that establishing an entity now to start building credit would be a good idea. Does anyone have any thoughts or input on this idea? Good or bad, let me hear it!

Well, it seems I might be able to answer my own question. So far, from what I've found via google, it looks like only $5k to assistance with down payment and closing closts.

If anyone else has any input or additional information, I would love to hear it.

I've been debating this myself the past few weeks. I have yet to purchase any properties, which means I qualify for the first time home buyers assistance (not sure how much assistance this actually is yet) and I plan on purchasing a duplex, triplex or quadplex sometime in early to mid 2009 as my primary residence. This should give me an easier entry into rentals. However, prior to purchasing said property I will be wholesaling. Because I hate to back out on my word, as an exit if no buyers become available before closing, I would purchase the property myself (more than likely via HML with at least 1year before the balloon payment) and continue the search for a buyer.

My main question is: Would it be worth it to hold off on purchasing properties so that I can qualify as a first time home buyer when I do purchase the owner occupied rental property?

Adsense is not the best way to bring in revenue. Sure it works but the real money is in private advertising. Ie. Say your website is REI related (example since this is an REI forum). Your best bet once you have the traffic and the stats to back it up is to find direct advertising from companies in that niche. For example, if you look a the top of the BP forum, you will see RealtyTrac, forclosure.com, ext. My guess is these are direct advertisments. (they pay BP directly, using no 3rd party and at a set monthly rate based on page views/page loads/ext.)

You can also step into affilate marketing. If you do not know what that is, basiclly you advertise products from other people and if someone buys the product you get a percentage or a set amount. If this interests you check out Commission Junction, they have affilate programs from all most any niche you can think of.

There are also affilate marking companies, similar to Commission Junction, which sell ad space based on impressions (ie. page loads). However, most of these are popups/popunders that usually annoy visitors.

The best way to go about figuring how/what to advertise on your site is to know your visitors. That way you can choose which type, brand, product, ext. of advertising they will be more likely to click/purchase.

Hopefully this gave you some more ideas for monetizing the site, other than relying solely on adsense.

My goals this month are to register for the Basic Principles Of Real Estate course (RE license course for TN) which takes place in July and get my website up, to begin marketing for buyers during the next two months.

Thanks. I always do if someone is nice enough to take time out of their day to meet with me. It's good you are trying to change the "norm" in your town and to tell you the truth, that is one reason I was so hesitant to attempt a meeting with a local investor.

We do have two REI clubs in town. I joined the larger of the two and will join the other here shortly.

The lunch went well. I will be working with him, assisting in moving his current properties to get my feet wet. I have to admit, I went into the meeting a bit unprepared; no questions lined up and no real direction for the meeting. So, you can say I pretty much just winged it. Which seemed to work for me. Received some good information and positive reinforcement of ideas I currently have.

I appreciate all the feedback and look forward to the knowledge I will gain from everyone.

Dan, I have been a member of our local REI club for a little while now.

Yesterday I finally made the move to contact a few seasoned investors in regards to becoming my mentor. As a result, I have a lunch meeting today. A side note to any other new investors looking for a local mentor, listen to what others have said. Your local REI club can be a valuable source of networking. However, it is up to YOU to make the connections. On one else will do it for you.

Hello everyone.

My name is Matt, and as many on this forum, I am just starting out in rei. I have been researching on and off for the last two years, started to get my feet wet at the end of 2006 but ended up in over my head at the worse time. Now I'm looking to ease my way into the business, hopefully, with the help of a local mentor this time. However, the search for a mentor continues. If anyone knows of a mentor in the Memphis area, I would be greatful for their contact information.
