Luis, yes, I thought about this too, as many gurus seem to advise that people establish a buyer list first.  However, this is probably going to be a very "unhappy" and "unimpressed" buyer's list.  For sure, if these folks ever contact me in the future after blatantly ignoring my inquiries now, chances are I will be the one doing the ignoring in the future....

Good Afternoon Everyone,

I hope you all are having an excellent and successful new year! My goal for this year is very ambitious; I want to buy four properties preferably multifamily duplexes and quads that cashflow at $200 per month.  I have studied for a year now and I feel like it is time to take action.  I'm senior at my college and I graduate in May, so it would be nearly impossible for me to obtain conventional financing.  So I have been focusing on finding properties that are Owner Financed on Craigslist and I'm also working on getting two partners that could possible provide the funds for the deals I find.  

Do you guys have an other advice for me on financing my deals or any advice in general? I really appreciate all of the information on this site and everyone that takes the time to help newbies like myself out!

@Mark Gruetzmacher Thanks so much for that information! I know very little about manufactured homes but this was definitely helpful.  I do have a partner with cash so if I was to move forward with the property after negotiations it would be a cash deal.  Can you inform me further about the Dodd Frank and Safe and how that impacts seller financing.

@Steven J. it's definitely refreshing to hear of someone that had a similar path that I'm on and achieved success.  I planned on going to law school or entering the law enforcement field but my real estate success is my dream goal.  I hope I can have the same success that you have had because I want would like buy and hold properties as well.  Thanks for all the guidance and the welcome!

Hello Bigger Pockets Community!  My name is Jamaal Jaynes, I'm 21 years old and Senior Criminal Justice major at East Carolina University in North Carolina (Go Pirates!).  Words cannot express how much I have learned about Real Estate during the short 1 year after joining this site.  I absolutely love real estate and study this site everyday.  Biggerpockets has by far been my strongest resource and has fueled my passion even more for this industry.  I graduate next semester and I plan on working for 8 years and then hopefully being completely self employed through Real Estate full time.  I know it will hard but I have a plan to make it happen!  I plan on investing in Multifamily properties duplex, triplex, and quads then eventually move on to a larger commercial property.  I plan on purchasing my first invest property in by February (after a year of researching and networking).  I just want to say hello to everyone and thank you so much for all of the information you have given me.  I wish you all the best in your future endeavors!

My second comment would pertain to manufactured homes (Double wides).  I was searching around today and notice a mobile home community that had a double wide for sell 4 bed and 2 bath, good condition 1,850 sq feet, w/ appliances asking 23k.  It can stay at the lot with no cost to the buyer or be moved  Looking around at other homes this seems to be an extremely good price for this property (although they can be expense to move).  I have not studied much on mobile homes and would greatly appreciate if someone could tell what they would ask the owner and the action they would take on this house.
