Jonathan, I took your device and I am on chapter 4 of Rowlett online school.  A lot of my chapter exams I keep getting one question wrong but I'm taking notes on those so I don't forget them at the end. I also purchased  my books from bobs school. Just excited to get going.

I haven't purchased at the county steps.  The reason why I haven't gone through with it is because I have been afraid of incurring any liens or code violations.  Not allowing time for do dillagence worries me because it is an expense I can't calculate or know prior to purchase.  I wait until hey remember bank owned reo's with more information on the property.  The problem I'm finding is that investors with money are putting in offers right away before I can even walk into them to inspect before I get n offer in.

It's the name of the game

I have been beat to 5 REO offers in 1 month. By the time I walk through get my funds letter ready and offer signed, I'm already up to multiple offers. I'm feeling people are just putting up money too because a lot of REO listing are over the areas comps with title to o margin. Even if I do all work I'm I'm just at a 20% profit. I'm going to keep at it. In the mean time I'm enrolled in a FL real estate sales associate course. I'm hoping having codes to property I can get n faster and get some money back as a listing agent

So I have had a pretty easy three years with a past renter and had a very smooth transition from one renter one day to the second Tennant the next.   however I'm paying for it in the back end because my original tenants never told me of any issues where as my new tenants are not hesitant on calling me very often.

I've called in too many favors from my neighbors and now I'm looking for a great recommendation on a handyman in Mobile AL to tackle a backed up garbage disposal.  I'm looking for someone long term for projects such a windows, doors, electrical, and some odd end jobs.  Please let me now of any one you would personally recommend.  Feel free to message me or connect if you are from the mobile area. Thanks in advance.

if you get real creative you could create a flyer and go to your local Publix where they have the apartment guide books by the exit and put your flyers in each one of them.

sorry to hear that they flaked on you.  It's worse when u have tenants in the unit and are coordinating showings out of state.  In that case I offer a finders fee to the tenants and they run with it.

Confirming appointments the day before helps and making it clear that you will be there for them should tell them your taking time out of the day for them.   Facebook groups works like the Pinellas buy and sell page.  If it's in a busy area even a bandit sign with a balloon, price and showing time might create a buzz.

I can see how fees can effect the long term Financials for a buy and hold.  Are you talking about purchase fees from an association?  I am looking to do a rehab with a 10 week I'm frame.  Does none know anyone in the clearwater st pete area that has experience in this field of rehabbing?

I have been researching and running numbers on SFH in the Clearwater St pete area. I have noticed that the home values in the areas I am looking to invest (depending on school ratings) in are still in the 150 ranges.

However...

i have come across some significantly low condos.  Has anyone have experience rehabbing condos in the clearwater area?   The price range brings a lower risk and may be a good starting point in a first rehab.  If so, pros? cons?

Hey Brandon, I also live in Clearwater and looking to partner on a deal.  I like the sounds of 50/50.  a challenge I face is that I have approved financing in place but I am getting outbid by cash buyers on the offers.  I would like put a system in place to quit my w2 job, active duty military and to invest full time in the area.  I'll shoot you a message, it would be great to grab a coffee and talk more.
