@Kyle Colby I’m currently working with a realtor in Columbus and I definitely don’t have a team built out yet. He did give me a bunch of contacts in that area for all of my core 4. Should I find all 4 before I start looking at property?

@Jack Orthman thank you so much! This was extremely helpful! I’ve made an excel sheet and added all of the inputs that the bigger pockets calculator has and have seen a couple of properties that I can get a 10% cash on cash return! Now I need to confirm that all my inputs and assumptions are correct. In your experience is it hard to rent your duplexes?

@Dan Portka thanks super helpful. I’ve reached out to some in Columbus Ohio and they’re sending me some properties! Would love to find property in California that’s nearby but starting in Columbus might not be a bad idea.

@Steven Wilson so for the brrrr to work is it ok to not purchase the property upfront with 100% equity? I noticed you said your first property was 300K but you only put 50K into it. It was my understanding that you buy the whole property and then refinance it, but based on what you said it doesn’t seem like you did that.

Hey @Dan Portka I'm thinking that OOS BRRRR is the best strategy for me in my current situation. I have to live in the Bay Area for my work so moving out right now to a new place would be a little difficult. Finding a team I trust OOS seems a little challenging. Do you think the best bet would be to get in contact with a realtor OOS and let them know of my plans? I'm targeting Columbus Ohio.

@Jeff Shumway that's super helpful. I'm right BRRRR by David Greene and that's what's gotten me interested. I'm living in California so the properties here are pretty expensive. I might have to look out of state for my first property. Thank you for the advice!

@Scott M. Understood. I guess that’s what my fear is. Now I just have to find the right first property. Living in California most stuff here is expensive so I might have to look out of state.

@Jason Wray so I don't actually own a home at the moment. I have $100K in cash right now. And if I put that down as a down payment for 500K loan I'll have an outstanding loan balance of 400K. Would it be hard to now get a second loan with all of my current cash going towards the first loan? Appreciate your feedback. Relatively new to REI.
