Thanks Fred, there are two large windows in the room, and a door to the outside.   It is very confusing why they didn't put a closet in there and make it a bedroom.

There is a Rhode Island multifamily building that has a 1 bed/1ba listed as one of the units.  It includes a finished bonus room (300 sq ft that has egress).  *The room shares a wall with the unit's garage and has a fire rated door that goes into the garage. There is an additional door that connects the room to the unit. 

Why wouldn't they have turned this into a bedroom?  

Before I go to the town... I'm wondering why it might not be allowed to be a bedroom. 

It has egress, would I be able to rent it as is?

Thanks Cave!  What method would be best for noise and most typical for fire code?  I know my town may have something more needed, but just looking for guidance before I start asking local officials.  Thanks!

I purchased a legally zoned 2 family building, the layout is allowing me to make a 3rd unit, a studio apartment, in an empty room that has a front door and 2 windows.  It even has its own electric account.  It is between a garage and another unit.  

I have gone to the planning/zoning and they said I will need to either install sprinklers or have fire walls installed if I want to change it to a 3 unit building. 

Does anyone have any recommendations on what I should do?  Noise is a concern, so doubling up on drywall seems like a good idea either way. 

Should I just hire an inspector/specialist?

The building is in East Greenwich, RI, if that makes a difference.

I have had 3 FHA loans fall through when the broker or bank goes into underwriting. I have one bank taking weeks to make a decision, apparently they are not going to sell the loan. I had a short sale in 7/2011, and looking to finance $386,000 2 family Propery in which the rental will provide $1200-$1400 a month. Are there alternatives? I really do not want to wait till my 3 year waiting wait period.
