Hi, I was wondering if anyone here can recommend a contractor to do some exterior repairs in Pilsen. Looking for someone who can do gutter, fascia, siding and soffit repair.  Thanks in advance! 

100% agree Bruce. This a specialized job I’ve never had to deal with before and don’t want to hire a hack. Here’s a photo reference of the style we are looking for. 

Does anyone have a recommendation for a finish carpenter who can do a bannister installs in a SFH? Ideally looking for someone with experience installing a traditional style banister. I've never needed to do a full banister install before, so this is a new one for me. Thanks in advance.

It really depends on what kind of finishes you want and how many bed/bath each unit is. Those areas have a demographic that would pay for higher-end finishes and can give you a good ROI. Things like quartz countertops, stainless steel appliances, in-unit laundry, new tile, new outlets & switches, doors, trim, etc. I would suggest running comps to give you an idea of what finishes are appropriate and get a few bids from contractors.

The lease was up in one of my Pilsen rentals this summer. I increased the rent by $200/month and I received 4 strong applicants within 2 weeks of showings and leased 2 months prior to the lease being up. I think if it was a year earlier it would have been a very different story. It seems like there's a lot of people coming from South Loop and University village looking for more space at a better price, but still want to be in the city. I do think there will be an uptick in demand as things open up more and companies start pulling people back into the office.
