Thanks for the insight.   However, I don't think this is a real hedge fund.  It sounded like more like just another"guru" selling a class on notes investing.

I'm interested in moving up from single-family homes to apartment buildings. I live in the LA area and want to stick close to home for my first few.

I want to do some direct marketing to current owners, but don't know where to get a list. Seems I can't pull up a list online, so do I need to physically go to the Assessor's office and buy a list or....? I'm also curious to learn of owners who have fallen behind on taxes or mortgage payments, so I need help finding these list sources as well.

Hello, my name is Michelle and I am in the Los Angeles area. I currently own 4 single-family homes that are tenant-occupied, but am looking to move up into apartment buildings in order to start making some serious cash flow.

Since I became a stay-at-home mom to my twin toddlers, we've been dipping into our savings in order to stay afloat. I need to start putting deals together so I that I can generate $2-3,000/month of positive cash flow in the next few months. To achieve this, I'm looking for one or a few small apartment buildings (5-30 units) that will get me to this short-term target. Then, the sky's the limit!

I look forward to meeting and networking with others so that we can all be successful real estate investors.
