I am wrapping up my taxes for my LLC which holds a few loans and one which is a seller-financed deal. I have received a YTD interest for all my other lenders (which are banks or CUs). My question is does the past owner owe me anything or do I just have to go to the arm table myself and calculate interest I have paid? Any feedback or advice is much appreciated.

@Coleman Price  I would love to be a part of this and let me know if you need any help.

@Hannah Smith   I have read crushing it and just got the new Joe Fairless book on best apartment syndication.  I ironically have The ABCs of Real Estate Investing by Ken McElroy and his advance book from wake county now without a wait.  Super short reads so you should not have a problem getting them from WCLS.  Would not mind doing a book swap if you had interest, Just note I do mark up my books as I read through them.

Hello all,

Long time lurker and listener to the BP forums and podcasts. I have gotten into real estate last year with my first property a triplex and have since then bought a duplex. I am gaining knowledge every day. I am mainly looking for the cash flow game in long-term rentals but also have been looking and BRRR strategy recently as it seems to be the best way to get the best cash flow or possible just flip it to capture the gains more quickly.

I would be happy to share any knowledge I have with my process of getting my first two properties (No money down) and my experience so far with self-managing them. I would also like to talk to anyone who is currently doing anything with BRRR strategy.

I bought a property in early Jan and as a new investor didn't look deep into all the things including the survey. Recently was looking over the documents to see if we could add a storage shed anywhere on the property.  Come to find out the survey shows we own the land in front of a company, a property management company actually, that is using it for signage and parking.  They have put sign, sidewalk, and flag pole in our lawn.  I would like to get the communities option in what to do.  We want to see if we can't reach out to them and see if they want to lease that land from use to keep their sign up and go from there. I do however don't know if they will try to claim possession since they made upgrades to the property.  Is this a valid fear or is that an old wise tale about being able to claim land just because you did stuff to it?

I am looking at my first REI and am more into buy and holds but came across what looks like a good flip. I would like to pick the brains of some people who have flipped in the area about some numbers and what to expect.
