@Jacobus Rex Even if the basement is never going to be totally waterproof, there are different ways to mitigate moisture and choose durable, waterproof finishes that could help add livable finished square footage. I just installed an epoxy chip system in the basement of my personal residence, which is a live-in flip. Adding 800 sq ft of tile was cost-prohibitive. Now when we have super heavy rains, I can mop up any small spots of water that get in.

NordHaus Design Build would be happy to pop in an egress window for you any time this winter. We only need a two week lead time to order windows if they aren’t standard. Jackhammering up the top layer of frost is not a big deal. We’ll come back in the spring and backfill as needed.

Howdy All,

Excited to have found this awesome community! I've done one live-in flip so far in South Minneapolis and am just about to start the next one in the Mac Groveland area of St. Paul.  I'm coming to real estate from the perspective of a residential remodeling general contractor. I own a fourplex and am planning to purchase the next multifamily property in 2017. Looking forward to learning from those with more expertise.
