Hey Johnoson,

It's good that you're concern about your friend... A few questions about the deal...

- How much was the property initially

- with the rehab, what is the expected ARV (I hope is more than $80k)

As long as the amount of investment makes sense, I don't think it's an issue.

The repairs would range around $6-7k.  I'd prefer not to refinance this property.

Hey everyone,

I recently had to relinquish a property manager services do to excessive neglect.  I now have a new PM and asked them to assess the necessary repairs that are needed to get the property rent ready.  I still have a note on the property and it has some equity, approximately $42k ($95 appraised value - $53 remaining mortgage ).  

Although, I don't have the funds to make all the repairs and wanted to know what would be some avenues to explore.
