Hey, I know this is an old thread, but this problem just popped up for me on my new Moto G5+. I have been away from BP for a few months and the site looks different. In order to download the audio, I went to Podbay and was able to get it from there

Hi, All

I'm looking at a double wide trailer on .8 acres of land.

My contractor would like to partner with me on this. He has agreed to put it on a foundation, fix the roof, construct a garage and whatever else needs to be done at cost and delay his pay until the property is sold. He has also agreed to front 1/2 the purchase price.

My questions: How should I structure this? Is there an existing contract I can use? How should we split the proceeds or the loss?

Welcome to the BP community, Vince. I'm a new investor, too -- from the Williamsport area. Listen to the podcasts and ask questions on the forum. There are lots of experienced people here willing to share.

It would be interesting to somehow take a poll to see how many BP subscribers use and do not use RE agents -- and maybe those who use agents in some, but not all circumstances. Then the real test would be to correlate success levels.

Many thanks to Frank, Mike, Jay and Tony (representing both sides of the country - CA and NY!)

Thanks, Sam & Bryan

Your responses are very helpful.

I appreciate my agent's willingness to tutor me despite the smaller purchases I'm looking to make just now and I want to make sure he gets maximum return on his investment of time. I am also grateful to you and the other BP members willing to share their advice and experience.

Thanks, Sean and Lori.

I agree wholeheartedly. You don't know what you don't know.

So how do you include them on leads you uncovered yourself?

Should I plan on always using an agent, even after I gain more experience?

And how do they get paid if the seller is not represented by an agent?

What services does a real estate agent provide for an investor?

As a newbie I've been working with a real estate agent who owns apartments and other properties so that I can learn of few things from him.

Recently, I followed up with a listing on Craigslist and I have an appointment to tour the property next week. I notified my agent and he suggested I call him first next time I find a similar lead. Apart from access to the MLS, what else should I expect from an agent?
