Thanks, everybody.  I think the signs are certainly pointing to having the tile removed.  I don't want to risk poor prep work.  

@Matt Overbee It's $1200 in this particular case to take up the tile.  I haven't gotten a formal quote from the guy who said he could install the vinyl over the tile, so I'm not sure what his figure would be for prepping.  I was interested in a general sense too, though, because more and more I'm looking at potential buy-and-hold acquisitions that have hideous ceramic tile installed.  All of a sudden removing tile is becoming a cost that I never dealt with when I bought my current properties years ago.

@Stephen S.  The tile is just pink and ugly and I don't think it would fly with potential renters.  I really grappled with holding onto it in its current state, but I'd rather spend the money now to and not have to struggle to rent it out or have to drop my price to get it rented out.

Hi all,

I am currently in the process of having vinyl plank installed throughout a rental property to replace the pink ceramic tile that's currently there. One flooring guy told me that he could install the vinyl directly over the ceramic tile. The other said that all of the tile would have to be removed before the vinyl could be installed. Not sure who is right. I certainly would love to avoid paying to have all of the tile removed, but I don't want to end up installing vinyl that ultimately has peaks,valleys, and crevices from the tile telegraphing through.

Just wanted to give you guys a quick update on my resale certificate fiasco. What ended up happening was that I was able to research and find out the name of the board member who actually prepares the resale certificates for that subdivision. The only phone number I could find for him was his work number, so I called him at his office (which could have backfired but fortunately did not). He said he had heard my messages on the HOA's answering machine and was just about to give me a call (yeah right). Anyway, he agreed to send the resale certificate to the title company and did so a few days later, and I just closed on the property. Thanks again for everyone's help. I'm glad I was able to avoid more drastic measures but really appreciated having those options at my disposal.

Thanks, Greg. From what I just researched, it looks like establishing an online account with the Texas Secretary of State might be the best way to find out who the registered agent is. Is that what you would suggest?

Thank you so much, Duncan! Because the closing agent is HUD designated, I deferred to his knowledge about the process, but this has become ridiculous, and I really don't want to risk losing this house over something so small. I'm going to follow your advice to the T. I've felt really paralyzed about next steps and that's actionable advice. Thanks again!

Hi guys,

I'm trying to purchase a HUD property but have had to file two extensions so far. The only thing holding up the sale is that the HOA will not send the resale certificate. They cashed the check weeks ago. The title company and I are both leaving message after message (every call goes straight to an answering machine), and we have no physical address for them, just a P.O Box. When I asked the closing agent if I could lose the deal because of this, he pretty much evaded the question. "We'll just keep calling," he said. My questions are, can I lose the deal because of this and is there anything else I should be doing to fix this? Thanks!

Thanks so much for the response. I get really tempted to just chuck the rentals as well and start afresh flipping. I'm pretty sure I would have a better return on my investment, and ultimately there would be nothing stopping me from going back to rentals if I chose to down the line. I think that ultimately, though, that would be a bit drastic for me (I hate to reverse course after all the time and energy invested in them). If I can figure out how to manage them with a little more ease while flipping occasionally, that might be the right solution.

Thanks a bunch for responding. The only thing is that buying and holding has felt like a job too...with a lot less profit. Long term I suppose it pays off, though, and, again, hopefully I can start implementing some of things I am learning on the site and really turn the rental income into passive income.
