Hey tony, I’m about to start a 12 unit full renovation in almost the exact same condition of your building. What was your renovation budget/costs? I have my property completely underwritten already, just curious to see what yours came out to be. Thanks max

Hi Everyone, I’m looking at some land in a town nearby me to build a multi family property on. It already has the right zoning, so that’s a plus. Roughly about .5 acres. What would be the most cost effective way to build as many possible units?(townhouses, apartment building, first floor living complex) The area is a B+ blue collar town. Also, does anyone have any idea where to get building plans for something like this? The good multi family properties in my area rarely come up for sale, so I’m exploring other options.

Hi Everyone, I'm very interested in a 6 unit MF near where I live and thinking about pulling the trigger on it. It has one long hallway on each floor and two staircases at each end of the building. Just wondering how all of you landlords keep your common areas clean. Do it yourself, outsource it, or have a tenant do it for a slightly reduced rent?

Hi Everyone, I'm very interested in a 6 unit MF near where I live but it is currently not for sale. How would I find out who the owner is and how would you make an offer? Thanks!

For those who have raised money from investors and purchased a CRE property, could you give me some basic details from your experience?

Type of property?

How did you get investors to invest with you?

What ROI did you say they could expect?

How do you pay back investors and how often did they receive compensation (quarterly, yearly) ?

Did you put up any of your own money?

Im assuming you had to create a LLC?

How long did you hold on to the property for?

Thanks!

Hi everyone,

I'm looking for a solid contractor that has experience in total home renovations/flipping that I can build a relationship with. I've done a few flips in the past but the contractors were quite expensive and on the slower side for completing the work. Looking to do 2-3 flips or buy and holds a year. Thanks!
