I found the address of the trustee. It looks like it is a relative that lives out of town. I just sent a very simple letter that said I was interested in purchasing the property on 8/29 and now I am waiting for a response. I found a phone number so I might try to call. Any have any other suggestions?

A friend told me about a house that has been empty for at least two years. I drove by the place today and it looks the part totally. The house has been neglected for some time. Very very nice neighborhood here in Duluth, MN and looks like it could use a lot of work. I looked at the property tax information online and found that the ownership is under a trust that is out of town. All taxes are paid up. Also looks like that trust owns some raw land in town also. What should my next steps be?

I read about bird dogs and thought they were people that went out and found deals for investors for some type of compensation. I haven't even started REI and already have two delivery carriers out looking for prospects for me.
