I own a IT services business so it's actually relaxing to work on properties.  Being the boss helps with flexibility.  I was an architecture student many years ago and still have the bug so I now I like to buy quality properties.   would like to build new someday.

Hello BP 

 Would someone please post a great PM checklist?  Or maybe send a link to a great site for PM info?  I am considering acting as PM for a friend who moved out of state.  He owns a 900 sq. ft. single family property on the other side of town.  I've been managing my own 4 properties and feel pretty comfortable doing it but looking to scale soon and would like to be better informed before I move forward.  I've had good to mostly great tenants for 13 years.  Help me take that next step??
