Post: First Real Estate Showing this Weekend

Going to the first real estate showing of my hopefully long investing career this weekend. I haven't even bought a SFH before, been a renter my whole life so far.

What should I expect? How long should I expect it to take? What kind of questions should I be prepared with? Should I bring anyone other than my agent like a contractor, appraiser, or inspector? Anything you do at all your showings now that you wish you would of done earlier? I remember someone saying on one of the BP podcasts to bring a tape measure to get your own measurements, any other tips like that?

For some background, I am going with my agent to check out a duplex. Trying to house-hack my first deal. Any input/experiences appreciated!

 Hi J - just finished Brandon Turner's "The Book on Rental Property Investing" in audio book form and he uses a web link with all the figures (https://www.biggerpockets.com/rentalbookfigures). I thought this worked out great since that way I have the freedom to have the figures on one screen while I do my work on the other screen. It's a lot easier for me to listen to audio books while at work since I have limited time with a busy schedule to sit and read a book. Have you considered doing the same?

Anyone able to find an audio book version of J Scott's The Book on Estimating Rehab Costs? With my busy schedule I don't have much time to sit and read but audio books work great for listening to while at work. Haven't been able to track down an audio book version of this one though.
