Hello Everyone,

I currently own and manage 30 Doors. Some Single Family and some Multi Family Units. I definitely need to automate my Property Management solutions to include rent collection, lease agreements and renewals, and maintenance requests. Ideally, I would like to use a software that has an online version and an APP so it's easy for tenants to pay rent. I also don't want to spend a lot of money on sending and receiving payments.

With an added bonus, are there any programs that can do all of the above AND report to the credit bureaus to help my tenants build their credit history and will record late payments if they miss them?

I agree! I don’t want a Real Estate license because of the liability involved. It does r help my business at all. As a consultant I can work freely.

Have you tried listing it yourself yet?

Make sure you’re marketing materials are top notch ie. pictures, video, staging!

I’m not familiar with your market but in my experiences with selling homes on the East Coast, I was more savvy and plugged in than the realtor. Unless you’re going with a Realtor that has a strong individual network that you can leverage there’s no advantage to hiring one.

Now, if you don’t have the time to market and show the property, that’s when having an agent will become very helpful.

IMO (everyone has one), you can choose to try on your own for a period of time and the list with an agent if you feel you need some help.

Hey There!

I’m a new investor but not new to the industry. I own a construction company and a property management company. RE investors are usually my clients.

I’m looking to grow the other side of my business portfolio : Multi Family Real Estate Investing. I’m also open to Single Family Fix/Flips - it’s a quick return since I can do most of the work within my own company.

What are the best areas for Duplex/Quad Rentals?
